The last few years have been pretty financially tough. But we’re all going to get through it – promise! One way to lighten the load if your home is under water, you can’t afford the monthly payments and a refi doesn’t look like it could be a reality, is to short sell your home. While nothing is written in stone, it does seem that the ramifications of a short sale are less then a foreclosure. Case in point, three years after a short sale you can purchase a new home via an FHA loan. That means you only have to put 3.5% down to get into a new home. And in fact, if you have 20% to put down on a house, you can see if you qualify for a conventional loan only after two years. Got a howlin’ pup? Well, your pocketbook could be outta luck! New Anti-Barking Legislature

Instead of taking a “bite out of crime,” the city decides to “cash in on the bark.” Got a canine companion? Well, if their bark is worse than their bite, you could wind up cash poor. A new law, approved last week by the Los Angeles City Council, threatens to fine pet owners between $250 and $1000 for insubordinate pets. What does this mean? If your dog is a-barkin’ officials may come a-knockin’! If your dog’s a night-owl, and likes to serenade the neighbors, according to this new law, chances are you might get paid a costly visit. In an attempt to address “quality of life” issues that usually end up in court, the city is leaning toward measures that would handle these infractions administratively. If your house is said to cause a late-night commotion, officers from the City Department of Animal Services are allowed to issue citations. These citations range from $250–first offense, $500–second offense, and $1000–for a third citation. Generally speaking, if a complaint is issued, an officer is sent to the alleged location–there, the officer literally listens to verify if the noise is compliant with the complaint. Usually, the 1st visit may result in a warning, however if a second complain is made–coupled with a written complaint–a notice is given to the canine owner, and they are required to attend an administrative hearing at the Downtown Los Angeles Headquarters. Not to give you a scare, but Mosquito Proof your lovely abode—Home Owners, Beware!

Recently, a dead bird, found in West Hollywood, tested positive for West Nile Virus.  After this discovery, the Los Angeles County West Vector & Vector-Borne Disease Control has urged its Weho residents to report any dead birds. Found in the 90069 area code, this bird was the first found in the city this year.  Although it was found in West Hollywood, officials aren’t sure where the animal contracted the virus, due t the migratory feeding and nesting patterns of birds.  How is this virus spread, you may ask? The culprit–Mosquitoes! The birds are not to give you a scare; it’s the other flying creatures of which you must beware! West Nile Virus is spread through mosquito bites, and with increased rain, mosquitoes are bound to follow.  Want to protect yourself; here’s what to do: Be watchful during the periods around dawn and dusk–this is when mosquitoes are most prevalent. Make sure home windows have tight-fitting screens, and don’t leave doors open for prolonged periods of time.
